As a professional real estate agent, I truly appreciate working with other professionals. What do I mean by that? When I’m listing your home, it’s more than just putting a sign in your yard. I’m building a marketing plan specifically for your home. I do a lot for my clients and one of the most important things I do for them is supplement my skills with other professionals.
When I list your home, there are many factors that go into the marketing plan before your home enters the market, as well as things to do while it’s on the market. For this work I collaborate with some outstanding people. Some professionals I regularly use are a stager, photographer, floor plan developer, handyman, printer and caterer. Through my years in Real Estate, I’ve picked up skills in all these areas and more. I can do many of the things these specialists do, but my key role is to manage the sale and help my clients. Utilizing specialists allow me to stay focused on the big picture. I firmly believe that the key to a successful marketing plan that leads to a successful sale is leveraging the talents of these partners.
A case in point was a recent client who wanted to get their home on the market immediately. I was excited to list their home and at the same time I wanted to do it right. Right for me is a very high standard; I don’t cut corners for my clients. I found it would be a short wait before the photographer could make it over to their house. So, I took several pictures - I have a decent camera but nothing like the professional. My photos, while well intentioned, didn’t do the house justice. There is an old saying, “A picture is worth a thousand words.” This is so true, especially in real estate.
The picture of your home is the first thing a potential buyer will see. From this photo, the buyer will make many judgments and form opinions about your home, whether they’re right or wrong. Changing their mind later is very difficult. Therefore, creating a timeline and taking the proper amount of time to prepare is crucial to selling your home for the highest amount in the shortest amount of time.
Fortunately in the previously described case, my clients allowed a two-week delay. In this time, the house was staged, professional pictures were taken and floor plans were created. Dozens of real estate agents and their clients viewed the house immediately after it came on the market. My clients we very pleased with all the positive comments on their home. They were even more pleased that 60 days after putting it on the market, they closed on the sale at full asking price.
I’d like to take full credit for this quick and successful sale, but that wouldn’t be true. A team of specialized professionals were all part of this transaction. While it did cost my clients some money, they were very happy with the results. There is another saying that applies, “If you think it’s expensive to hire a professional, wait until you hire an amateur.”
